Project for Mixed Use on Former LA Church Site is being planned by CIM Group

CIM Group has acquired more land from West Angeles Church of God in Christ in Los Angeles as part of an ongoing partnership dating back nearly two decades. The 1.3-acre property, which hosts a vacant building, will be the site of a new mixed-use development.

Located at 3045 Crenshaw Blvd., the site is entitled to be developed into a mixed-use property totalling 168 apartment units and 40,000 square feet of ground-floor retail. CIM Group is planning to make 17 of the planned community’s units affordable. Future residents will have nearby access to the historic West Adams neighborhood and its retail, restaurant and entertainment options. The community will also be located near the Metro E Line light rail station that connects residents to Los Angeles and Santa Monica.

The property was previously being used by the West Angeles Church, but the church has since moved its operations to another cathedral located at Crenshaw and Exposition Boulevards. The church had been using the 3045 Crenshaw Blvd. site for 43 years, but decided to consolidate its facilities at the cathedral location, according to CIM Group. The latest land sale to CIM Group is part of the church’s planned property dispositions announced in 2019 in order to bring new developments to the neighborhood and support the church’s programs.

CIM Group’s acquisition of the West Angeles Church’s site at 3045 Crenshaw Blvd. marks the latest transaction in the partnership between the company and the church. The partnership began nearly 20 years ago and CIM Group has since acquired several church-owned properties and redeveloped them into various developments.

Beyond its projects with West Angeles Church, CIM Group has developed several communities in Oakland, Calif. The company completed a 288-unit community called Eleven Fifty Clay Street in November 2020, after breaking ground on the project in spring 2018. Elsewhere in Oakland, CIM Group also developed 40 Harrison St., an eight-story 333-unit community that was delivered in summer 2020.
